It starts on your roof, not on a satellite photo. Sean or Shawn comes out, climbs up, and takes photos of your own shingles. The visit takes 30 to 45 minutes.
We check for granule loss, curling shingles, and how far the oils in the asphalt have dried out. UV aging and chinook freeze-thaw cycles do that to every roof in Calgary. The question is how far along yours is.
Then you get a straight answer. The sweet spot is roughly 10 to 20 years old. Widespread cracking or exposed mat means we say no, and we leave. No pressure, no kitchen-table close.

Asphalt shingles stay flexible because of the oils inside them. Calgary sun and freeze-thaw pull those oils out. The shingle goes brittle, sheds granules, and starts curling. That's the aging you can see from the driveway.
