Calgary sits in a hail corridor, and our weather is hard on shingles. Chinook freeze-thaw cycles and UV pull the oils out of asphalt shingles. They dry out, granule loss starts, and the roof looks tired. Then a roofer quotes a full tear-off, or the insurance company flags the roof age on renewal.
Here's what we kept seeing. Most of those shingles weren't used up. They were just dry and brittle. Since the June 2020 Calgary hailstorm, whole streets have been replacing roofs that could have been protected for a quarter of the price.
